What does it cost to sell a property in Spain?

Agency commission is typically 3–5% plus VAT, with around 3% common in Valencia. As the seller you also pay plusvalía municipal (a local land-value tax) and capital gains tax on any profit. SFERO agrees a clear fee upfront and markets your property to qualified buyers.

How is capital gains tax calculated for a non-resident seller?

Non-residents pay 19% on the gain: this is the rate for EU/EEA residents and, in practice, for most other non-residents under Spain's tax treaties. Acquisition costs, purchase taxes, documented improvements and selling commission are all deductible. At completion the buyer withholds 3% of the sale price (Modelo 211) as an advance against your bill; you then file Modelo 210 to settle or reclaim the difference.

What is the plusvalía municipal?

The plusvalía municipal is a local tax on the increase in a property's urban land value since you bought it. Since the 2021 reform you can choose the lower of two calculation methods, and it is €0 where there has been no land-value gain – though the sale must still be declared to the town hall within 30 days.
