Does buying property in Spain give me residency (the Golden Visa)?

No. Spain's Golden Visa – residency in exchange for a €500,000 property investment – was abolished on 3 April 2025 under Ley Orgánica 1/2025. Buying property, at any value, no longer grants residency; you now apply through a separate visa route such as the Non-Lucrative or Digital Nomad Visa.

What is the Non-Lucrative Visa?

The Non-Lucrative Visa is for people who can live in Spain on passive income without working here. For 2026 the income requirement is about €2,400 per month (400% of the IPREM) plus roughly €600 per month per dependent, along with comprehensive private health insurance. It is the usual route for retirees and financially independent families.

What is the Digital Nomad Visa?

The Digital Nomad Visa lets non-EU remote workers and freelancers live in Spain while working for companies outside the country (freelancers may earn up to 20% from Spanish clients). The 2026 income requirement is about €2,850 per month (200% of the SMI), and holders can elect the 24% Beckham flat-tax regime.

What is the difference between an NIE and a TIE?

The NIE is your foreigner identity number, issued as a paper certificate, and any foreigner with dealings in Spain can hold one. The TIE is the physical biometric residence card issued to non-EU nationals granted a permit for more than six months. In short: the NIE is your number, the TIE is your card.

How long does it take to get permanent residency or citizenship?

You can apply for long-term (permanent) residency after five years of continuous legal residence. Spanish citizenship generally requires ten years of legal residence – reduced to two years for nationals of Ibero-American countries, the Philippines, Andorra, Portugal, Equatorial Guinea and people of Sephardic origin.
