As a 2026 guide, a cosmetic refresh runs about 150–400 €/m², a full integral reform about 500–1,000 €/m², and a premium reform 1,000–1,500+ €/m². A complete 100 m² renovation is therefore roughly €50,000–120,000. A reduced 10% VAT rate usually applies to work on a habitual dwelling.

Do I need a licence for renovation works?

Yes. Minor works with no structural change (obra menor) usually go through a simple declaración responsable and can start quickly. Works affecting structure, layout or use (obra mayor) require an architect's project and a full licence, which typically takes two to six months. Exact procedures vary by town hall, so we confirm with the local ayuntamiento first.

Can you handle a full renovation if I am not in Spain?
